Water shut-off valve

The water shut-off valve for for your unit is located on the ceiling of the hallway outside your unit, typically near your door. This is also the location of the water meter for your unit.

You can shut off the water to your unit independently. If you require assistance, contact Management.

Sewage Smells?

This is generally caused by sewage fumes coming back up drainage pipes without obstruction. During the summer, our HVAC units produce water through condensation, draining down pipes exposed in our utility closets on the floor. When winter comes, the lack of this water dries out the pipes and provides a direct path for the fumes to escape.


Any RV Antifreeze can be used safely in our HVAC drainage pipes to clear out that smell for good for the rest of the winter. If you notice these smells, please pour about one (1) quart of this down your HVAC drain pipes (on the floor only) to resolve the issue. Please do this only if you can smell these fumes in your unit. If you need clarification about this process or assistance, please reach out to our Facility Manager.


Only RV antifreeze can be used in our drain lines safely. It is non-toxic, and this chemical is used in many cosmetics. Automotive antifreeze (Ethylene Glycol) is toxic and should not be used for dealing with sewage smells.

Meter Hardware Issues

If your meter is leaking, please go to the "I Have a Leak" section below. If your meter usage readings have been consistency incorrect, please contact our submetering company, UT Billing, to have them come investigate using the button below. Please note, UT Billing will not make adjustments to your bill for any reason and those requests must be made through the City of Atlanta Department of Waterhshed via our Water and Sewer page.

If you have a leak in your unit, review the following actions to resolve the issue quickly. 

Important! Leaks coming from within your unit or a neighboring unit are yours alone to resolve and management cannot assist unless you are unable to reach the owner or tenant of the responsible unit or the leak is coming from a common utility, such as the roof.
